Rental offers of approximately £10,000.00 p.a. exclusive of rates, utilities and all other outgoings are invited.

Lease terms

A new lease on an internal repairing and insuring basis incorporating upward only rent reviews and outside the Landlord and Tenant Act 1954.

A term of up to 4 years is available, dependent on the level of experience, expertise of the organisation and on the needs of the local community. There will be a rolling landlord’s development break option from year 2.

Business Rates

The rateable value is £6,900 p.a. with the amount payable determined by the current multiplier.


Mains electricity and water.

Legal fees

Each party is to bear its own legal costs throughout the course of any transaction.

Overview of lease terms

  1. Internal repairing basis: The future tenant will be required to carry out all necessary repairs and maintenance throughout the term (to the inside of the property).
  2. The building is to be used for community and/or health uses which will directly benefit resident's health and wellbeing. 
  3. The lease will be outside the security of tenure provisions of the Landlord and Tenant Act 1954. This means there is no automatic right to renew at lease expire.
  4. The council will insure the building, however the tenant will be responsible for any contents insurances desired and the shop plate glass window.
  5. Lease to be completed within 60 days of agreeing lease terms.
