Full Plans Application
Used for all types of building projects, this is the most detailed option.
You submit plans, specifications and calculations which are checked to ensure your design meets building regulations.
With your application, you will need to provide supporting documents. These will vary depending on your project but typically include:-
- detailed plans
- sections and elevations
- technical notes
- material specifications
- structural and thermal calculations
- 1:1250 scale plan showing the size and position of the building, any proposed extensions and building site in relation to the street and adjoining boundaries, i.e. a block plan
- duty holder contact details
- details of the principal contractor, designer and any chartered engineers
- recommended drawings scales:
- 1:200, 1:500, or 1:1250 for block plans
- 1:50, 1:100 for plans and elevations
- 1:10, 1:20 for details
From 1st October 2023 you must submit the duty holders contact details with your application.
- Applicant – the person making the application
- Client – the person for whom the work is being carried out
- Principal Designer – the sole or lead designer appointed under regulation 11D responsible for the designs and sign off of plans to submit for Building Control Approval
- Principal Contractor – the contractor appointed under regulation 11D who carries out the building work
If successful, you'll receive an approval notice.
When the project is finished, you'll receive a completion certificate.
