Exemptions

Not all buildings and extensions need Building Regulation consent.

Garages, sheds, workshops and any detached buildings that contain no sleeping facilities do not need consent providing the floor area does not exceed 15m2. If it is more than 15m2 but less than 30m2, it may also be exempt if it is either built from non-combustible materials or is at least 1m from the property boundary.

Conservatories, porches, carports, covered yards and ways are exempt if they are under 30m2. For a conservatory or porch, to keep exemption status, glazing must satisfy the requirements of Part K4, K5.1, K5.2, K5.3, K5.4, and Part N of Schedule 1, and external walls and doors must separate them from the main property.

Domestic

  1. Shed or outbuilding (with no sleeping facilities) less than 15m².
  2. Conservatory less than 30m², with at least 75% of the roof and 50% of the walls made from translucent material with external grade doors and walls separating it from the main property.
  3. Porch less than 30m², with external grade doors and walls separating it from the main property.
  4. Carport, covered yard or way, less than 30m², open on at least 2 sides.
  5. Garage or detached building (with no sleeping facilities) that is either: less than 30m² and made from non-combustible materials or, less than 30m² and at least 1m from the property boundary.
