Pre-Application Advice
You can apply for pre-application advice on the Colchester website. Fees depend on the type and size of your development. To allow proper consideration, you must submit:
- Site plan identifying the proposed area.
- Existing and proposed layout plans, showing buildings, trees, vegetation, existing uses, floor areas, and access points.
- Elevations and sketches of the project.

Additional Requirements for Listed Buildings
If your project involves a listed building, you must also provide:
- A detailed description of the proposed works.
- Plans clearly marking the parts of the building to be altered.
- Details of any historic materials affected.
Joinery Details (if applicable)
Windows
- Cross-sections and elevation drawings of existing and proposed frames, glazing bars, and sills.
- Location of existing and proposed windows within the reveals.
- Manufacturer details (if available).
Doors
- Cross-sections and elevation drawings of existing and proposed doors.
- Manufacturer details (if available).

Planning Performance Agreements (PPAs)
For larger or complex applications, we may suggest a Planning Performance Agreement (PPA). This is a structured approach to project management, outlining:
- Agreed actions, resources, and timescales.
- A bespoke fee and key milestones.
- The staff involved in the process.
A PPA does not guarantee planning approval. We may decline to enter into a PPA if fundamental issues cannot be resolved.
